Testing and Inspection

Domestic electrical condition report (including landlord checks)

The Electricity at Work Regulations (1989) require that electrical installations are tested periodically for safety and compliance. The frequency required for testing depends on the type of premises, but the general view is that the electrical condition of most commercial, and educational, premises should be tested at least every 5 years.

Electrical condition report

This is a report on the condition of the fixed wiring to and in your office, retail or industrial property. We visually inspect the consumer unit, electrical fittings, checking for the presence of earth bonding. Testing instruments are used to assess the condition of your cabling.

Using a Cloud-based software system our engineer will prepare your report whilst still on-site and email it to you for you to review the condition of your wiring and fittings. We will offer to provide you with a quotation for the rectification of any faults as appropriate.

Insurance companies are increasingly demanding electrical condition reports as a condition of cover.

If you have multiple facilities we?ll produce a pre-planned testing schedule to ensure timely inspection of all sites, ensuring full compliance and preventative maintenance as required, which contributes to reducing costs.

We undertake large-scale periodic testing programmes on behalf of Housing Associations and landlords. We plan and manage these programmes, making appointments, arranging access and picking up keys. We also log and report any requirement for remedial works.

Portable appliance testing (PAT)

All portable electrical appliances supplied to employees and tenants, and those available in public places need to be PAT tested. We undertake regular, planned inspection and testing to ensure compliance with legislation and insurance requirements.

We label all appliances tested with a dated pass or fail sticker and provide you with a full schedule of items tested. We diary the date of your next inspection and get in touch well in advance.

Emergency Lighting

Commercial and industrial buildings are required by law to be fitted with an emergency lighting system to support the safe evacuation of people in an emergency.

We carry out the necessary testing and maintenance to ensure the safe operation of your emergency lighting systems and to comply with legislation and insurance requirements. We undertake planned regular inspection across individual properties and customers? property portfolios.
